submitted by Alexander B. - |Recommended: YesGreat apartment with modern fixtures, but can be extremely loud. — The alley is extremely loud with trash trucks coming and going throughout the day, construction in the surrounding area, and busy loading dock.

submitted by Christina M. - |Recommended: YesLeasing Agent Philip Arnold is the reason why people love it here — When I first was looking for a place to call home, I was overwhelmed with the number of places to choose from in DC not to mention the Southwest Waterfront area. The buildings are mostly all beautiful, but its the customer service that really makes a tremendous difference in choosing between the selections. Philip is the reason why I moved here He was very attentive and even stayed late trying to close out my leasing agreement. Since I moved in, He has always said Hello in passing and engaged me more than any other staff This was very surprising if you can believe it I expected the relationship to end with leasing once the development already had me in a lease agreement. Philip continued to smile bright and remembered my name. He mentioned upcoming events to me in passing to make sure I knew I was apart of a larger community not just leasing a space in a building. As long as Philip remains here, I think most people would recommend this place. I haven't seen him around lately. Can someone follow up on his status please With so much going on, I hope he is okay. My 5 stars for Property Staff is due to Philip. Knowing he works here makes me feel more comfortable should I need anything from leasing.

That especially applies to Phillip in the main office, who’s always upbeat and greets everyone with a smile and hello. He conflict-mediated on my behalf when the rooftop-reservation policy was unclear, well beyond the requirements of his job description. Grateful to have such valuable folks keeping Modern on M together for tenants.

As a resident for over four years, Philip has provided that year-over-year continuity that I value because he makes me feel valued by Modern on M. He is the first to listen and respond with proactive solutions and ideas. Philip's energetic, professional, kind, and approachable personality is also represented by the level of commitment he has for the residents, as well as his dedication to being a valued member of the Mill Creek Leasing Team. Thank you Modern On M and Mill Creek Management for having Philip as part of your on-site Leasing Team and for using his extraordinary interpersonal skills as a customer service model that all members employees of your Modern On M Mill Creek Leasing Team should emulate. submitted by Charelle H. - |Recommended: YesGood Location — While this ultimately relies on the behavior and diligence of the residents, I understand people are allowed to have their pets here heck even though I do not own one I'm a dog person the volume of dog excrement and accidents happening on the property inside buildings, outside, and surrounding the property is slightly alarming. The cleaning staff tries their best to keep up but the entitlement behavior of the residents have with their pets is becoming tiring.
submitted by Elizabeth R. - |Recommended: YesNoise and parking are major problems — I constantly hear my neighbors on either side of me, and neighbors above me. It also seems there's no insulation between floors. I live on the 1st floor and the floors are always freezing which makes me think there's nothing between the floors and outdoor overhang. I do street parking and it's always a problem. There is a significant lack of resident street parking so I'm always fighting with people coming for dinner or shows.

submitted by Daina A. - |Recommended: YesReally great amenities and beautiful view of Virginia, good staff — It's a great deal for DC and an incredible location. Best pool in town. Only issue is the heat AC -- have to wait for the transition regardless of the weather, which can be tough.

submitted by Luana F. - |Recommended: NoGreat place if you don't mind hearing EVERYTHING — I love the community, the friendliness of every employee I've encountered, the amenities and location but honestly, for how much you pay for rent it is RIDICULOUS just how much you can hear your neighbors. I cannot believe such a beautiful building has such poor insulation and the lease requirements of using rugs carpets isn't upheld at all. Having lived in several apartment communities before, I cannot believe that I have to hear my neighbors every. single. tiny. step. because it is so poorly built. When I've tried to ask staff to remind said above neighbors that sound travels extremely easily, I was ignored and brushed off - so they continue to vacuum right above my bedroom after quiet hours, drop things and move furniture randomly at 3AM, etc. Such a shame.
