submitted by Meredith S. - |Recommended: YesGreat Property Overall — Great property to live at overall. Very clean and well maintained with friendly staff. The biggest downside is noise transfer - the walls are thin. It's not a deal breaker, but certainly something to consider.

Until A Resident Needs To Engage The Staff — There is nothing special about the apartment compared to others apartment complexes regarding infrastructure but the staff was great getting you to sign up but afterwards do not care about the residents. I lived here for 18 months. I requested to negotiate my lease multiple times 4 months, 2 months, and 1 month pre lease completion to what my place was going for on the market - a 600- 700 decrease not including the month free promotion. I requested a competitive rate, not even market rate and ModernOnM staff did not respond to a single phone, email, or in person requests even if with a no. I would not recommend this place to any of my peers unless the price is significantly better.

submitted by Alexander B. - |Recommended: YesGreat apartment with modern fixtures, but can be extremely loud. — The alley is extremely loud with trash trucks coming and going throughout the day, construction in the surrounding area, and busy loading dock.

submitted by Christina M. - |Recommended: YesLeasing Agent Philip Arnold is the reason why people love it here — When I first was looking for a place to call home, I was overwhelmed with the number of places to choose from in DC not to mention the Southwest Waterfront area. The buildings are mostly all beautiful, but its the customer service that really makes a tremendous difference in choosing between the selections. Philip is the reason why I moved here He was very attentive and even stayed late trying to close out my leasing agreement. Since I moved in, He has always said Hello in passing and engaged me more than any other staff This was very surprising if you can believe it I expected the relationship to end with leasing once the development already had me in a lease agreement. Philip continued to smile bright and remembered my name. He mentioned upcoming events to me in passing to make sure I knew I was apart of a larger community not just leasing a space in a building. As long as Philip remains here, I think most people would recommend this place. I haven't seen him around lately. Can someone follow up on his status please With so much going on, I hope he is okay. My 5 stars for Property Staff is due to Philip. Knowing he works here makes me feel more comfortable should I need anything from leasing.

submitted by Emily - |Recommended: YesWe came for the location, but it’s the people and staff that make Modern on M a wonderful place to live. That especially applies to Phillip in the main office, who’s always upbeat and greets everyone with a smile and hello. He conflict-mediated on my behalf when the rooftop-reservation policy was unclear, well beyond the requirements of his job description. Grateful to have such valuable folks keeping Modern on M together for tenants.
